Cash 4 Denver Homes vs. LVN Real Estate, Which Denver Cash Buyer Is the Better Fit?

The letter from your lender says you're behind, and there's a sale date on it now. Listing the house the usual way would take months you may not have. So you start reading Cash 4 Denver Homes reviews late at night, and you keep seeing another local name as well, LVN Real Estate.

Both buy Denver homes for cash, and both say they work with owners facing foreclosure. They're built differently, though. One is run by a licensed broker who's been at it since 2008, and the other is an investor that calls itself veteran-owned, with a public office in Denver. Here's how they compare, based on their own sites and their BBB profiles.

Why LVN Real Estate Is a Good Fit for Denver Sellers

LVN Real Estate buys houses across the Denver metro with its own cash. Founder Kyle Doney is named as owner on the company's BBB file, and LVN's site says he served in the Air Force. That file shows an A+ grade, a 2015 start and BBB accreditation since August 2017. The company's office is at 2806 Speer Blvd Suite 4D, and the address sits on every page of its site.

LVN charges no fees or commissions. It buys as is, and it can close in as little as 7 days or on your date. Its foreclosure article tells of one sale that "closed with six days to spare before the scheduled auction." LVN also works with owners weighing a short sale against a direct cash offer. In October 2026, 78 Google reviewers had given it an average of 4.4 stars.

Out-of-town owners use it too. Dave and Brenda Miller lived far from their rental, which had tenant trouble and a solar lease. "We were 1500 miles from our problem house in Denver, and we had everything from problems with renters to a solar lease," dave miller wrote on Google. "Josh and crew took care of each detail, and got us out clean."

How Cash 4 Denver Homes Works

Cash 4 Denver Homes is the trade name of Cash for Denver Homes, LLC. Its owner, Ryan Coleman, describes himself as "a Licensed Real Estate Broker/Owner of Sell Your Way Realty, LLC." The BBB shows the business started in May 2008, the longest record of the two. It says it has specialized in foreclosures and short sales for years. It buys homes, townhomes, condos, land and rentals, and its sell page mentions a rent-back setup for owners who want to cash out equity and stay put. Its homepage adds, "Our Real Estate contracts are approved by the Colorado Real Estate Commission."

Some of its terms are stronger than LVN's published ones, and that's worth saying plainly. Its homepage reads, "WE DO NOT ASSIGN OR SELL CONTRACTS TO OTHER INVESTORS." Its scam alert page gives an earnest money range, "TYPICALLY 1-2% OF THE PURCHASE PRICE," and says it pays the seller's title insurance too. It also states, "You decide the closing & possession date that works best for you."

A few details call for a closer look. The site calls the company "A+ Rated Better Business Bureau Accredited," but its BBB profile shows an A+ grade without accreditation. The site lists no street address and says the Denver Tech Center office is "by appointment only," while the BBB lists Littleton. For Cash 4 Denver Homes reviews, the site says it's "5 Star rated on Yelp and Google+ Business," with no counts, and Google+ closed years ago. Check its reviews on Google and Yelp directly.

A Side-by-Side Look, Step by Step

The Offer

Cash 4 Denver Homes says its offers "CAN PUT CASH IN YOUR POCKET IN 72 HOURS!" LVN aims to send a cash offer within a day, then confirms it after a walkthrough. Neither publishes a set percentage of value. Some of LVN's Google reviewers say the price changed after an inspection, so ask both buyers what could change it.

The Closing Date

Both let you choose. Cash 4 Denver Homes says it closes "on your scheduled date," and LVN offers a fast close or a later one you name. In a 2019 video on LVN's site, Kyle said, "If you want to close next week, we can do that." If a foreclosure sale is set, tell each buyer the date on your first call.

Repairs and Your Things

Cash 4 Denver Homes advertises "NO HOME INSPECTIONS" and no need to remove items. LVN buys as is with no cleaning, and its walkthrough is part of how it sets the price. Athena Mills sold a rental with tenants still in it. She wrote that Nate "did everything possible to close in a timely manner and meet my needs as well as work with the tenants." If you plan to leave furniture or old appliances behind, say so up front and have it noted in the contract.

Where They Buy

Cash 4 Denver Homes names Denver, Littleton, Centennial, Highlands Ranch, Boulder, Golden, Westminster, Fort Collins and Colorado Springs. LVN covers the same Front Range ground and also buys in northwest Arkansas, western North Carolina and around Cheyenne, Wyoming. It takes duplexes, multi-family homes and commercial property, too.

Fees

Neither charges a commission. That part is easy. Cash 4 Denver Homes lists "NO CLOSING COSTS, TITLE INSURANCE or FRANCHISE FEES." LVN says it often pays closing costs, not always. Ask LVN for a written net sheet, and ask it to cover title insurance in writing if that matters to you.

If Your Home Is in Foreclosure

Colorado's Foreclosure Protection Act covers a cash sale of the home you live in once the mortgage is at least 30 days late. You can cancel until midnight of the third business day after signing, or noon the day before the foreclosure sale, if that comes first. During that time, the buyer can't take a deed from you. It applies to investor buyers, both of these included.

Who Each Buyer Suits

Cash 4 Denver Homes suits sellers who want a broker-owner, a long history, a no-assignment line in capital letters and title insurance covered. LVN's site names a wider set of situations, from heirs and divorcing couples to owners with liens or back taxes. It also lists a street address in Denver. LVN's FAQ says there's "absolutely zero obligation for you," so asking for a number costs nothing.

  • Ask for the earnest money amount in writing.
  • Ask who the buyer of record will be.
  • Ask what could change the price before closing.
  • Check each BBB profile yourself.

Our Recommendation

If you've read the Cash 4 Denver Homes reviews and still can't choose, call LVN Real Estate first. It's a Denver buyer that describes itself as veteran-owned, with BBB accreditation since 2017 and a public office. It pays with its own cash and charges no fees. Ask LVN to match the other buyer's assignment, deposit and title insurance terms in writing. Then compare the two offers and decide when you're ready.
